Sutton Kersh Binstock welcome instructions from estate agents who have suitable properties on their books that they feel would do well at auction. We are happy to enter into a joint agency agreement whereby we split the fees with the joint agent.

Unlike most regional auctioneers, Sutton Kersh Binstock are solely auctioneers and do not act as estate agents as well, so by entering into a joint agency agreement with us, there is no underlying sense of bitterness that you are giving business to one of your rival estate agents.

Have been on your books for a while and your client is becoming keen to sell sooner rather than later?

Our auctions have a 90% success rate - so if the reserve price is set correctly, a buyer will exchange contracts on your client's property the very afternoon the auction takes place.

Do you have any properties that...

Have created sufficient interest that if we brought all the interested parties under one roof and let them bid for it, the price could be pushed up beyond your client's expectations?

Because there is no price ceiling at auction - if we can get all the bidders together in one room, the property is far more likely to sell for a really good price. Buyers at auction often get carried away with the atmosphere and end up paying more than they would have gone to had they had lots of time to negotiate.

Are on with several other agents - so the chances of you receiving the fee are heavily minimised?

If you are one of several agents working on a property, by giving it to us to auction before anyone else does, you are guaranteeing that you will earn a fee and that you will be the agent ultimately credited with selling the property for the client.

And remember, because all we do is auction properties - any instructions you give us are not going to one of your rival estate agents, who simply have an auction side to their company.
